A large three car garage conversion into a high quality living space that works as part of the existing house. Located on the Mornington Peninsula, the garage was originally a purely functional area with concrete flooring and brick walls. The goal was to turn this underused structure into a comfortable and practical part of the home without losing connection to the main residence.
New Structure in Shed
The first stage focused on structural preparation. The existing garage slab and walls were assessed, internal framing was installed, and new subfloor framing was constructed where required. The new timber floor structure was carefully levelled and supported, creating a solid base for the new rooms. Proper insulation was installed to walls, floor, and ceiling, which is critical for comfort in a converted garage space. This step transformed the garage from a cold storage zone into a space suitable for everyday living.
Once the structure and insulation were completed, the internal layout was formed. The original open garage area was divided into several functional zones. A large main room was created to accommodate four bunk beds, providing sleeping space for eight people without feeling cramped. This room was designed with good natural light, ventilation, and enough clearance to move comfortably around the beds. A separate spacious room was also built, suitable as a bedroom, living room, or flexible multi use area depending on the needs of the house.
Bathroom construction was a major part of this convertion. A full bathroom was built inside the former garage, including a shower, bathtub, and toilet. Plumbing was extended from the existing house systems and integrated cleanly into the new layout. In addition to the main bathroom, a separate toilet room was added, which makes the space practical for large families or guests. Waterproofing, drainage, and ventilation were completed to current standards, ensuring long term durability.
Garage Conversion
The garage was also connected internally to the main house, allowing easy access without going outside. At the same time, a separate external entrance was created, giving the space flexibility for guests or extended family. Externally, sections of brickwork were opened and reframed, as seen in the images, before being finished to match the existing house. This helped the converted garage blend naturally with the original building rather than looking like an add on.
Throughout the build, quality was the priority. Every room was finished to a high standard, from framing and insulation through to final surfaces. This convertion turned a basic garage into a fully functional part of the home, adding real value and usable space. For Mornington Peninsula homeowners, this type of garage convertion is a smart way to expand a house without extending the footprint, creating comfortable rooms and bathrooms that feel like they were always meant to be there.
